The site (approximately 6.826 ha) is located in Castle Gresley, to the south-west of Swadlincote. The site is currently comprised of agricultural fields and is bound by: Bexley Drive, residential properties and agricultural land to the east; Swadlincote Lane and residential properties to the south; and, residential properties to the north and west. There is also an Aldi, business park and industrial estate to the north.
The site is broadly flat and does not contain any existing public rights of way. The site is currently accessed via an informal entrance off Bexley Drive.
